Shears/Delery Interests specializes in retail center development using national and other large tenants as anchor draws for small and medium- sized tenants. By creating this unique synergy, Shears/Delery satisfies a significant, but often overlooked, market segment by other commercial real estate development companies.

Typically, our retail tenants range from 2,000 to 20,000 square feet and are located near large grocery or major discount store chain outlets. The People Who Make the Strategy and Service Work

Charles W. Shears
Born and raised in Houston, Charles Shears graduated from The University of Texas- Austin in 1983. After working with the Subin-Huey Company in Dallas as a land broker through 1986, he returned to Houston and joined Fuller Commercial Brokerage as a Real Estate Investment Broker. In 1989, he joined Shears Investments, a high-profile real estate development company launched by his father, Dr. Charles G. Shears. By the late 80's, the company had acquired an impressive portfolio of office, medical and retail ventures, including multiple RTC properties.

In 1992, Shears became CEO and president of The Shears Companies, with Dr. Charles G. Shears as Chairman.

 

Kenneth J. Delery
A native Houstonian, Kenneth J. Delery attended Texas A&M University, where he earned a Bachelor's degree in Business Finance in 1982. Mr. Delery's career began with Chase Bank-Texas (formerly Texas Commerce) as Vice President for the commercial real estate construction lending division. In 1986, he became a commercial real estate broker for the Henry S. Miller Company, Grubb and Ellis, where he was recognized as the Top "first-year" Producer. In 1994, he joined Yancey-Hausman interests, a commercial development industry mainstay, to launch a new, retail division.
